Scalability and reduced risk of error
About
Solna is one of Sweden’s most densely populated municipalities, with close to 86,000 residents in the heart of the Stockholm region and headquarters for companies such as Skanska, Vattenfall, and Karolinska University Hospital. As a public-sector property owner, the city manages a portfolio of buildings across schools, sports facilities, and community facilities, four of which are included in this technical standardization initiative.

The Challenge
The technical management manages a broad property portfolio where building management systems were traditionally procured and commissioned property by property, often with different vendors and technical solutions.
This created a risk of lock-in to individual vendors and turned every new integration into a one-off project.
The technical management identified a need for a standardized technical strategy that could be applied broadly across the portfolio – regardless of vendor.
“Cubus Verde has a genuine commitment to making the project succeed.”
Arne Martin Høglo, Technical Specialist, Solna Stad
Arne Martin describes Cubus Verde in three words: Innovative. Responsive. Reliable.
The Solution
The assignment involved developing a standardized technical strategy applied across four properties within Solna Stad. Cubus Verde produced a shared framework and carried out all four projects according to the developed standard. Solna Stad highlights the scalability of the solution as particularly innovative and forward-looking:
A template-based, standardized programming model designed for application across multiple properties and portfolios
Open, vendor-independent protocols that eliminate lock-in risk and enable future integrations
Standardized, quality-assured deliveries enabling efficient, seamless commissioning in sensitive operations
Value Created
1Greater transparency and reliable data:
from the facilities, giving a better overview of the technical systems across the property portfolio.
2A scalable, future-proofed standard:
Reducing lock-in, but above all enabling efficient troubleshooting, faster remedial action, and preventive work in particularly sensitive operations with requirements on stability and good indoor climate
3Consistent, high quality throughout delivery:
Both execution and the final result maintained a high quality level from start to finish
4Time- and cost-efficient integrations:
Standardization reduces lock-in effects and increases opportunities for competitive tendering, valuable for Solna Stad as a public sector actor
Result
The technical management has standardized technical documentation applied across all four properties, which can be reused in future project deliveries. The solution is not locked to specific products or individual contractors, giving the technical management the confidence to carry out future projects without dependence on individual vendors. The technical management now has tools for faster troubleshooting and remedial action, particularly for facilities with sensitive operations. Standardization has also made it possible to efficiently extract reports for analysis and action based on reliable data.
